What's under a Werribee garage

Werribee is not simply basalt country, which surprises people who assume the whole of Melbourne's west is one thing. Geotechnical work through the Werribee growth area describes a Quaternary veneer of delta silts and clays — several metres of it in places — sitting over the Newer Volcanics basalt at depth. The clay at the surface is reactive either way: assessments in the area have recorded characteristic surface movements in the order of 40 to 70 millimetres, which is a slab that lives with the seasons. Your own lot's classification comes from a soil test on that lot, not from the suburb.

For a coating, though, movement isn't the first question. Age is. An under-slab vapour barrier only became a prescriptive national requirement with the 1996 Building Code, which Victoria adopted in August 1997; the performance-based requirement before it dated from 1988. A good share of Werribee's housing predates both. Where there is no intact membrane, moisture travels up through the slab, and sealing it in means hydrostatic pressure pushes the coating back off. That is why we moisture test before a drop goes down, and why the test genuinely changes the answer in older Werribee more often than it does out in the new estates.

One more local factor worth knowing: assessments around Werribee have pointed at drainage and tree proximity — not just soil type — as what actually drives movement under a footing. Flat ground that sheds water slowly, and a mature tree close to the slab, matter more than the label on a soil report.

The other Werribee constant is old paint. A lot of these garages got a tin of hardware-store floor paint at some point in the eighties or nineties. It is almost always lifting now, usually first in the arc where the car turns. It doesn't get coated over — it gets ground off, back to bare, open concrete.

Getting to you in Werribee

No — and nobody honest will. A coating is only ever as sound as what it is stuck to, so if the old paint is letting go, anything laid over it lets go with it. We grind the paint off and take the slab back to bare, open concrete. That is what the written guarantee against lifting is written against.

Do older Werribee slabs have moisture problems?

More often than newer ones, yes.
